We planned to buy a second home in the Outer Banks and needed to have a great Realtor who would have integrity, experience and an intimate understanding of the area. Having just gone through a bad experience with a real estate agent, we wanted to be sure we did our homework in identifying the right agent. We read bios, looked on the popular real estate sites and read all the feedback we could find. Ultimately, Jackie’s ongoing involvement and accolades she earned as a Realtor showed me that she had the passion we were looking for. The old adage of you get what you pay for does not hold true in real estate, a bad realtor gets just as much commission as a great one. So it is up to you, the buyer or seller to identify a great partner amidst a large group of options.
This may be a rather long intro to our testimonial, but we want to be clear that we found Jackie by design and it paid off. So what was the pay-off? To start with, Jackie asked the right questions to help narrow down the vast array of options open to us. During this initial process, she showed us around and made sure we were very clear about all the pros and cons of the various types such as: a property requiring 4 wheel drive versus a property with easier access; a property ocean side versus bay side or a property attractive for a rental program versus a property more suited for private use.
However, when it really paid to have a great Realtor is when we started the buying process. Jackie’s negotiation skills and immense knowledge as well as a vast network of resources saved the day. Her knowledge of the area and the going rates allowed us to go in with a fair offer which was equally fairly countered and both parties agreed on the price. After this initial agreement, Jackie truly showed off her expertise and skills and more than earned her commission. For example, she knew of a great inspector who identified some issues requiring quotes at a quick turnaround. Not knowing any resources on OBX, we were 100% relying on Jackie to help us through. We worked through all the inspection issues that needed to be addressed in the most expedient manner and were able to itemize all the items to be addressed. Most impressive indeed and more importantly, it kept us on track towards our closing date.
Lastly, which agent do you know of or have you worked with who makes it a goal to help save you money? Not only does it eat into their pay if they help you bring down the purchase price, they also don’t get a dime from any ongoing savings you realize thanks to their expertise. So having a realtor like Jackie who cares and cares greatly is a rare find indeed. As an example, we had no idea, nor had we ever heard of the option to install flood vents. However doing so, dropped the flood insurance cost by a whopping $1,500 annually. This had nothing to do with the purchase price of the home, so whether she helped us further or not would not have altered the outcome for her. These are the moments we counted our blessings to have found the best realtor in the Outer Banks as we truly believe it is so.
It is easy to complain when things go bad, it takes a lot more effort to take the time for positive feedback. However, Jackie is so exceptional that we felt compelled to write this testimonial so that others looking for a great realtor on the Outer Banks may enjoy the same benefits we did, knowing that we thoroughly researched the Realtor field and had an extremely satisfying experience.

I am writing this letter to express my deep appreciation and respect for the high quality of professionalism shown us by your colleague Jackie Ricks-Sample and her assistant.
When I needed to choose a Realtor(R) to manage the sale of my mother’s townhome in Kitty Hawk, I knew it wouldn’t be easy. I wanted a local agent but all of our business would need to be transacted remotely through telephone and e-mail due to my out-of-state location. The townhome was old and located in an area where three other units had been languishing on the market for years, one of which was a short sale. Our townhome was further encumbered by a tenant family. I did not have high expectations for selling quickly at a fair price.
I read Jackie’s biographical date on the Sun Realty site, and noted that she had excellent experience as well as her own site with many client accolades. I contacted Jackie by e-mail and she responded within the hour by telephone. Thus began a fruitful, professional and positive relationship.
Jackie made arrangements to visit the townhome so that she could assess its condition and advise me on pricing. This was the first of many visits which required continual coordination between her, the rental manager, the tenants, and later, inspectors and repair persons. Jackie and her assistant Jackie O’Hara walked us through the listing documents, patiently answering our questions. Both Jackies were always available to me, no matter when I called or e-mailed. They developed an outstanding online listing which beautifully profiled the townhome. Jackie O’Hara posted a terrific video tour. Within 2 weeks and a day of listing, the Jackies had secured for us a written contract to buy. I was astounded.
During the following two-month due diligence phase, Jackie expertly attended to the issues which arose. She worked tirelessly on our behalf during this period. When the buyers requested an expensive renovation and I balked, she negotiated a satisfactory settlement. She procured repair estimates for me (which was a tremendous assist, given my remote location) and continued to coordinate and schedule repairs and inspections to fit the tenants’ preferences. A last-minute heating system malfunction arose a week and a half prior to closing and Jackie effected a solution between us and the buyers. And it all culminated in a successful closing!
My mother and I are so pleased. In short, Jackie Ricks-Sample and Jackie O’Hara took on a challenging listing and worked diligently throughout the entire process to the end goal. We were beneficiaries of their superior skills and experience, we well as their unfailingly pleasant demeanors. I’ve met neither of the Jackies in person of course, but will seek them out on a future visit to the Outer Banks to personally thank them. They are both incredible assets to the Sun Realty organization and I hope that you can commend them in some meaningful way.
